Water Well Inspections
If you are looking to buy a home with a private water well, it is important that you have the system inspected. There can be many hidden problems that you will not know about until they happen. Unlike most things in a house, when something goes wrong with your well it’s usually very expensive.
Are you selling your home? When a home is put on the market to sell, it may be required in your county (like Washtenaw County) that the well and septic systems be inspected before the house can be sold. This is called Time of Sale or TOS. You may want to check with your Realtor or County Health Department beforehand to see if your well needs to be inspected.

As a certified InterNACHI inspector and a Washtenaw County Environmental Health Division certified inspector, it means that we have gone through many hours of training to make sure we know how to properly inspect your well and septic systems. In fact, WCPH Environmental Health Division is known to have one of the best training programs for well and septic systems in Michigan. Our inspections are done the same rigorous way we do the WCPH TOS program, which include making sure that the water well is properly located away from possible contaminations, the well head is properly installed, and to check for abandon wells on the property. We also do a flow test to measure the water output and check the pumps performance, along with checking the tank pressure and pressure switch contacts. We inspect all of the equipment to ensure that it meets local codes and appears to be safe. We also check all of the fixtures connected to the well and make sure they are working properly. The inspection includes water testing for Coliform Bacteria, Arsenic, and Nitrates & Nitrites. While not included with the standard test, we can also check for Lead, Sodium, Hardness and VOC’s for an additional fee.
If you are a homeowner, but not currently buying or selling property, and you have a private water well, you can also benefit from a well inspection. It is very important that you have your well inspected at least every two years, along with having your water properly tested. If there are young kids in the home, than it should be tested for bacteria every year. If there is a pregnant woman in the home, or one that is planning to become pregnant, we recommend that the water be tested first or as soon as you find out you are pregnant and have it tested for bacteria, E-coli, Nitrates and especially Nitrites, along with lead and arsenic.
